Former Sugar Grove Mill! Circa 1920 in North Carolina. $380,000

August 21, 2026

The former Sugar Grove Mill! This is a beautiful area in the North Carolina mountains. Not far from Boone, North Carolina. The Sugar Grove Mill was originally constructed in 1840. There was a fire and it was rebuilt in 1920. Some of the original elements are still in this newer structure. The mill is located on .33 acre in Sugar Grove, North Carolina. This is another one where the interior is missing the mark for me. The proximity to Appalachian State University makes me wonder if this was being used as a rental for students. Would be nice to get in there and make it more rustic. The former mill is situated on Cove Creek which was vital to the daily operations of the mill back in the day. Three bedrooms, three bathrooms and 2,590 square feet. $380,000

From the Zillow listing:

Once the Sugar Grove Mill, this unique and historic home has been part of the fabric of the Cove Creek community for almost 200 years. Historical records trace the Sugar Grove Mill to 1840, and the mill remained in operation into the late 1960s before eventually becoming the residence you see today. Following an earlier fire, portions were rebuilt around 1920, and today elements of the original mill remain thoughtfully woven throughout the home—a tangible connection to nearly two centuries of High Country history. Step through the front door into a spacious, open living and kitchen area filled with character. Two bedrooms sit on opposite sides of the main living space, each with an attached full bath, creating a comfortable and private layout. Cove Creek is a captivating companion: windows from the living room and bedroom look toward the water, while one bedroom opens directly onto the back deck overlooking the creek—a beautiful place to sit, listen, and watch the seasons move through the valley. Upstairs, a separate living space offers additional flexibility, complete with its own kitchen, full bath, and private deck. It can be accessed from a separate entrance off the front porch as well as through an interior door near the laundry room, creating a distinct space for guests, extended household living, a studio, or other possibilities appropriate to the home. The setting carries a history all its own. Located in the Sugar Grove community approximately 15 minutes from Boone and Appalachian State University, the home sits just down the block from the Western Watauga Community Center and the local library. Nearby is the historic Cove Creek School, a striking stone landmark completed in 1940 and today serving the community in new ways. This is not a house stripped of its past and made new. Its history is still visible. The old mill remains part of the architecture, Cove Creek still moves alongside it, and generations of mountain life surround it. For the next steward, the opportunity is a gem: a home with history, an extraordinary sense of place, flexible living space, and room for imagination—all within easy reach of Boone. The Old Mill is ready for its next chapter.
