“Rosecliff Villa”, Circa 1800. Could be amazing! Over one acre in New York. $299,000

February 11, 2021

This could be amazing with a lot of work! Restoration was started, but owner became disabled and is unable to finish it. Rosecliff Villa was built in 1800. It is located on 1.18 acres in Ulster, New York. In the watchtower is a handwritte letter by Mr. Leggs from 1814. This started as his private residence. In 1920 it became a honeymoon hotel. I’m not to knowledgeable about that location, but the price seems a bit high to me considering the amount of work needed. This is a waterfront property. Four bedrooms and 3,213 square feet. $399,000 New price: $299,000

From the Zillow listing:

A worthy project for an historical house, with Esopus Creek frontage, that can be turned into a grand new beauty. One of the area’s original frame-stick-built homes. On the watchtower there is a handwritten letter from Mr. Leggs, written in 1814! And in the 1920’s it was a honeymoon hotel — see the sign in one of the photos. With such substantial square footage, the house can feature three huge bedrooms, a smaller bedroom, and three bathrooms, as well as a media room/den. Patio/deck can be reconstructed at the back of the house and a path and/or steps done down to Esopus Creek for waterfront pleasure. For lovers of older houses, featuring lots of light, a fair amount of original detail remains: doors, moldings, windows, wood floors, as well as exterior decoration. Part of the brick-floor basement with stone wall can easily be converted into a gym or workshop/office. House was taken down to the studs and much of the nitty-gritty work done by the contractor-owner but owner has become disabled and prefers not to finish. For a list of all the work that has already been done, please ask the listing agent. (A motorhome on the property can be included and could, for example, be useful in housing workers.) Cash or rehab loan only.
