From the Zillow listing:

Here is a chance to own some of the Old Frontier of Southwest Colorado. Homesteaded in 1917 the Wancura Farm is a really special place. Over 45 acres of pastures and rolling hills with views of Mesa Verde, LaSal Mountain Range and everything in between. Normally when one comes across a private setting such as this, there are no utilities and bad roads. This old farmhouse has electricity, phone and a Montezuma Rural Water Tap. Oh it’s not being said that this old place doesn’t need some work, but the possibilities are endless. There are 3 bedrooms and a bath, living room and a pretty good sized kitchen. The screened in porch overlooks the seasonal pond and there’s a nice 24’X36′ shop garage sitting out back. It has power too. The corrals and barn might be able to be brought back to life at the very least there is an endless supply of really nice patina-ed barn wood, but the structure is a gem. It’s only about 10 minutes into town and about 40 minutes to Cortez. We’ve heard that there’s some pretty good hunting out there which probably explains the meat hooks in the barn. The property’s got a permitted well on it but the seller doesn’t represent anything about it other than it’s there. So if I were you I’d dust off your boots and mosey on out there to take a look, I think you’ll find yourself saying “Wow, would you look at that”
